Two developers have proposed what could be the first Live Local community in Oakland Park. The Powerline Apartments would measure nine stories and require 325,761 square feet of new construction, occupying a vacant 2.4-acre site.

The community would feature 257 homes, with square footage ranging from 455 to 1,121 square feet. Layout plans include studio to two-bedroom units, and as part of being proposed under the Live Local Act, 40 percent of the homes (about 102) would be designated as workforce housing, available for those earning up to 120 percent of the area median income (AMI). Records show that Broward’s AMI is currently $89,100.



Communal amenities at the Powerline Apartments would include a swimming pool, along with 269 parking spots: 216 would be in a parking garage, and the remaining 53 would be surface-level parking. Brickbox Development and Newrock Partners have partnered together on the project. The pair acquired the commercially zoned build site for $2.

Although developers are seeking approval under the Live Local Act, they must still have a hearing regarding the number of parking spots. The Powerline Apartments could unfold at 3701 N. Powerline Road and , 33309, in Broward County.
