Developers have proposed a multi-family housing development for Miami’s Goulds neighborhood. Black Creek Apartments would measure seven stories above grade and feature 252 apartments. Residences would include one-bedroom and two-bedroom floorplans, occupying a vacant 5.

Florida YIMBY covered that venture earlier this year. That project, along with Black Creek Apartments, are part of a larger initiative to transform the region and address the demand for housing. The Goulds area in particular is seeing an increase in development, thanks to changes in density allowances.
Goulds G4 Estates LLC, which comprises a group of developers connected to Ora Developments, is leading the project. Through multiple transactions, the firm assembled the site for a combined $7.15 million in 2022 and 2023.
Black Creek Apartments will be located south of its namesake, the Black Creek Canal, between Southwest 117th Avenue and West Dixie Highway.
