Revealed: Historic ex-military barracks in Colchester purchased by city housebuilder

A HISTORIC former military site has been sold to a house builder after standing empty for years, the Gazette can reveal. The former Cavalry Barracks, in Butt Road, has been sold to Newell Homes, after it was put up for sale in September last year. It was part of the 2010 Quadriga estate development by housebuilder Vistry Group, which saw many homes built off Abbey Field.

But work on the former barracks has not started and the buildings have fallen into a derelict state over the years. Gus Newell, of Newell Homes, said: "The purchase of the Cavalry Barracks was agreed in autumn 2024 and after lengthy negotiations was completed early 2025.



"The renovation of the barracks is an exciting project for Newell Homes to both retain the existing historical buildings and develop into desirable homes. "We are looking forward to working with our architects, planners and local historians on what will be a most prestigious development." It comes as Paul Knappett, Colchester Civic Society member, announced a blue plaque will be unveiled at the site as part of VE Day celebrations next month.

These units have stood empty for too long. “It’s important we develop brownfield sites like this, but it has to be done in the right way. “The site is an important part of our local history, and I hope that in due course they become affordable and sustainable homes for local people.
